Estate
One landholding, one standard, one governing hand.
Vibez Estates · Coorg, Karnataka
Phase One · A limited circle · Shown by invitation
A new idea of Indian luxury, set in the misty coffee plantations of Coorg — where architecture, culture, nature and hospitality converge into homes worthy of being inherited.
The Vision
Ashraya is a hospitality-led estate envisaged across approximately 120 acres, with around 45 acres in Phase One. A managed resort, private residences and working coffee land, held together as one ecosystem — where each part makes the others better, and none of them stands alone.
The Masterplan
A 60-key managed resort — the anchor, and the standard everything around it is held to.
Private homes within the plantation, served by the estate, limited in number.
Working coffee land, kept as it is. Shade, slope and silence.
Held in reserve. The estate's runway, deliberately unhurried.
Acreages, allocations and phasing are indicative and subject to survey, statutory approvals and final planning.
Who Ashraya Is For
Buys once, for the generation after next. Wants an address the family returns to, not one it resells.
Lives abroad, belongs here. Wants a home that is looked after in the eleven months they are away.
Trades the city for altitude, air and quiet - without trading away comfort.
Notices the joinery. Wants architecture that belongs to Coorg, not imported from anywhere else.
A New Category
India has every kind of luxury - apartments, villas, resorts, farmhouses. It has never had Estate Living: a managed, hospitality-led estate where land, service and community compound into something you pass on.

Kodava tradition kept alive in the food, the festivals and the way guests are received.

Everything about Ashraya is designed for the family that intends to keep it. That one decision explains the density, the operator, the architecture — and the size of the circle we are building it with.
A parcel of estate land in the coffee country. DC-converted, LLP-held, with a hospitality anchor at its centre and a covenant that keeps density low.
The resort operates, the plantation matures, the community is established. What compounds is not just value — it is a way of life your family inherits.
Estate Living has no template in India. We are writing it from a blank page — the service model, the architecture code, the covenants that hold it together.
The estate stays deliberately low-density. What we choose not to build is as considered as what we do.
A professionally operated resort keeps the estate staffed, serviced and alive year-round — not shuttered between visits.
One estate, one standard, professionally governed. Plantation, security, roads and common areas are managed, not left to each owner.
The masterplan, the design language and the way the estate is governed — shared in person, with those we are building it for.
